Futureal finishes Wratislavia Tower retrofitting in Wrocław

Futureal Investment Partners, a member of Futureal Group, has successfully finalized the ESG repositioning of its Wratislavia Tower in Wrocław, Poland. During the process, the building also received a BREEAM Excellent in-use certificate. The retrofitting project followed Futureal's "Office Impact Strategy," whereby older office buildings are being redeveloped to meet modern ESG market standards.

The 11-storey, glass-walled Wratislavia Tower is not only part of the city landscape—exceptionally located near the main City Square—but is also inscribed in its cultural fabric. For many years, it has been hosting the New Horizons International Film Festival, a celebration of unconventional cinema and the discovery of lesser-known artistic talents. The complex offers 12,846 sqm of mix-use space including an office, a hotel, entertainment element including cinema, a fitness centre, and 140 underground parking spaces.

This renovation completes a comprehensive modernization in the spirit of ESG (Environmental, Social, Governance). The social aspect shines through not only by hosting the international film festival but also by making the building a meeting point for citizens of Wrocław, with almost 750,000 people visiting last year. The environmental aspect was also crucial during the repositioning process. As a result, modern, energy-efficient equipment, including solar panels, LED lighting with DALI system, EV charging stations, maintenance-free parking system and new elevators, have cut water and electricity consumption by nearly 50%.

“The Wratislavia Tower projects fit into our strategy, which focuses on value-added and opportunistic investments that are expected to deliver high returns. We continue to invest in properties with excellent potentials in the office, retail, and logistics sectors,” said Karol Pilniewicz, CEO of Futureal Investment Partners.

Throughout the process, the asset remained fully operational, and leasing activities continued, leading to a 100% occupancy rate with a weighted average length of the lease beyond a ten-year period. The main tenants, the City of Wrocław and Focus Hotels S.A., occupy 52% and 26% of the space, respectively. Focus Hotels, a leading Polish hotel operator, plans to open the Focus Hotel Premium Wrocław, adding 87 rooms and suites of 4-star quality, along with a restaurant, conference room, and fitness facilities.

In March 2024, Alior Bank S.A. signed a loan facility agreement with the borrower. The loan shall be drawn down upon progression of hotel fit-out works, which are expected to be completed in Q4 2024.

City of Wrocław, Nowe Horyzonty, Gutek Film, Focus Hotels, Alior Bank, Tetris, Neo Świat, Awaco, JW+A, Forum Architekci, Eleport, City Parking Group, MOMZI were also involved in the realization of the project.
