ATAL has increased its offer in Wrocław by 379 flats and 9 retail units as part of the second stage of the Żerniki Na Novo investment. The estate, designed by ATAL's team of architects, is being built on Avenue of Architects as part of the unique WuWA2 urban concept. Its inspiration is the interwar idea of a model housing estate. The investment is covered by the developer's proprietary programme "Decision by instalments", which, among other things, enables the reservation of a flat with a price guarantee and deferred completion of the contract until September.

For this area, we have had a clarified concept of a multi-phase development for years. This fits in with the spatial development of the Żerniki district, for which the Wrocław local government has adopted model urban planning assumptions and invited architects and developers to implement them. As a result, a very good and fully functional living space is being created here. It is attractive due to the proximity of recreational areas, excellent communication and high dynamics of infrastructure development, " says Angelika Kliś, a member of ATAL's management board.

ATAL's investment activity in the area started about 10 years ago, and its first result was the ATAL Nowe Żerniki I and II projects completed in 2016-2017. Now the developer is continuing its plans. In January this year, the sale of flats of the first stage of the new development began.

The units introduced to the offer, in four buildings, make up its second stage. They have varied square metres (from 35 to 95 sq m) and layouts (from 1 to 4 rooms), which means they will be popular with singles as well as couples or families with children. However, of the 379 flats in the Żerniki Na Novo II project, about half are 3-room flats.

Żerniki is currently one of the most popular places for families to live in Wrocław. For this reason, as well as expecting an increased demand for this type of premises, we have planned such a share of them in the investment - explains Angelika Kliś of ATAL's management board.

A square metre of a flat in a developer's state costs from PLN 10,900 to 14,300. For an additional fee (from as little as PLN 999 per square metre), it is possible to finish a flat "turnkey", using one of the three options of the ATAL Design finishing package.

The modern buildings will blend in with the surrounding space and their shape will refer to the classic style, in line with the concept of the model estate. Contrasting colours, wooden accents and numerous glazings will give the whole an original character. Intelligent lighting will provide tenants with a sense of security, but also introduce an intimate atmosphere. It will be complemented by elements of the estate's signage and visual identification system, consistent with those adopted for the entire WuWa2 concept. In accordance with its guidelines, ATAL designers have also selected materials, including finishing, small architecture and public spaces, matching those planned, among others, on the Radinga Passage - the main pedestrian promenade of the model quarter.

The Żerniki Na Novo estate will be decorated with carefully selected plant compositions, and interestingly arranged relaxation areas for residents will be created. The buildings will also include spaces for joint and active leisure activities, including a yoga zone, a coworking zone and an area for the youngest residents.

Since 2016, when the first buildings were built here, the immediate surroundings of the Żerniki Na Novo estate have been developing dynamically. There is already everything here to make everyday life easier: numerous shops, service and catering establishments and a kindergarten. Only a few minutes' walk separates the estate from tram and bus stops, which provide efficient access to the centre and other districts of the city. The almost direct vicinity of the main roads leaving the city (AOW and A4 motorway) will allow for quick travel in every direction.

In addition to excellent communication, it is worth noting the immediate surroundings of the estate. It is an excellent location for nature lovers. Only a few minutes by bicycle separate the investment from the popular Glinianki swimming pool and allotments, and a dozen or so from the Pilczycki Park and Kuźnicki Forest.
Those who like to keep up to date with the most important events in the area will appreciate the proximity of the Tarczyński Arena Wrocław stadium. In addition to special sports, entertainment and trade fair events, an ice rink can be used here in winter. The vicinity of the Żerniki Na Novo investment is also the centre of a rich recreational infrastructure, including a karting track or a pump truck.

The nearest educational institutions are not far away. A kindergarten is available on the estate and a primary school is within a few minutes' drive.

The thriving development of this part of the city means that many new developments are planned in the neighbourhood. A road with cycle paths is being upgraded on nearby Kosmonautów Street. This will improve the exit towards both Środa Śląska and the city centre. In the near future, there are also plans to extend the tram line with a depot and a modern and multifunctional sports centre.
