HIH leases 3,500 square metres of office space in Mainz

HIH Invest Real Estate (HIH Invest) has secured a new tenant for around 3,500 square metres of office space at Isaac-Fulda-Allee 6 in Mainz. Targobank has signed a long-term lease for the space and is expected to move in with its factoring unit in the second half of 2024.

The property, which was built in 2011 and has five upper floors and a total area of 14,000 square metres, has been used by Aareon AG to date. The lease agreement for part of the space was terminated early for the new letting. The remaining space of just under 10,500 square metres will be available from summer 2025, when Aareon AG moves into its new headquarters in the immediate vicinity.

"The property consists of three building blocks that can be easily separated from each other. It also has sufficient parking spaces thanks to its own underground car park and outside parking spaces," says Markus Leuchte, Branch Manager Letting Frankfurt a.M. at HIH Real Estate. A manned reception and a canteen add to the building's overall offering at the Kisselberg site.

"Our previous market research showed that we want to offer potential tenants maximum flexibility in this property and that - thanks to the nature of the property - we can facilitate both single and multi-tenant use. The optimal strategic orientation of the property therefore allows for smaller-scale letting, but does not exclude potential large tenants. Despite the excellent conditions, there is still a lot for us to do in asset management to prepare the property accordingly. For example, we need to create self-sufficient areas with their own billing for IT, electricity and water supply or redesign the fire protection and escape routes," adds Simon Hüttmann, Senior Asset Manager at HIH Real Estate.

The office building at Isaac-Fulda-Allee 6 is located in the immediate vicinity of Johannes Gutenberg University, several universities and the future biotechnology quarter Innovationspark Mainz in the Hartenberg-Münchfeld district. The site is conveniently located close to the Saarstrasse motorway feeder road and is well connected to public transport by tram and bus. Mainz main railway station is just a few minutes away and Frankfurt Airport is less than half an hour away by car.
