Morning Calm buys $60m office building near Baltimore's aquarium

Morning Calm Management, based in Boca Raton, has acquired a Baltimore office building for $60 million. The 13 story, 280,000 square foot building is located at 500 East Pratt Street next to the National Aquarium in Baltimore's Inner Harbor. Built in 2005, the 97 percent-occupied building has tenants that include Deloitte, JLL and UBS. It's Morning Calm's third office acquisition in Maryland, which previously bought assets in Greenbelt and Landover, two Maryland suburbs of Washington, D.C. The seller was Dallas-based real estate investment trust TIER REIT. “500 East Pratt is a premier asset located in the center of Baltimore’s bustling commercial district,” said Mukang Cho, Morning Calm’s CEO and managing principal. “The property’s prestigious address comes with sweeping city and harbor views and unlimited amenities within walking distance.”​
