Fast delivery and a large labor pool are the two most significant factors when it comes to deciding where to develop warehouses for e-commerce operations, according to Cushman & Wakefield. Central Poland has been the most sought-after market by industrial developers, but changing trends and the pressure to provide the fastest possible delivery are forcing developers to build projects in new locations such as western and northeastern Poland, according to C&W. Road infrastructure must allow for quick delivery, including same-day delivery which is becoming increasingly common thanks to growth on the industrial market. The cut-off time for the same day-delivery is also being extended. Access to a large labor pool helps meet demand challenges and sale peaks, according to C&W. It is also instrumental in carrying out operations properly where automation cannot be deployed.
